LANDLORDS CERTIFICATES

What is an EICR?

An Electrical Installation Condition Report (EICR) checks whether your property’s wiring and electrics are safe. It’s also known as the ‘Landlord Safety Test’ and is always carried out by a qualified electrician.

To make sure your property is safe, we recommend you have an EICR every 5 years.

What happens during an EICR?

There are five main things your electrician will do when performing an EICR:

1.  Record the results of the inspection and test to make
sure the electrics are safe to be used until the next
    electrical testing.
2. Report any faulty electrics, damage, or wear and tear
that might make the electrics unsafe.
3. Check for anything that doesn’t meet the wiring
    regulations.
4. Check for anything that may cause electric shocks and
    high temperatures.
5. Provide electrical certificates for the installation at the
    time of inspection.

What does it mean as a landlord?

As a landlord, you are responsible for the safety of the electrics throughout the rental property. This includes the installation itself and any electrical appliances you’ve provided. You’ll need to make sure these are safe when a new tenant moves in and is maintained for the duration of their tenancy. It is vital that your electrical system is working safely in all domestic properties that you own.

You must comply with the rules and regulations around electrical safety so that you provide a safe property for your tenants to enjoy and ensure you are complying with your legal obligations. Failure to meet these electrical safety checks and requirements could mean a fine of up to £30,000 and violating your insurance, or even worse, a banning order for serious and repeated offences.

At Ecocharge Electrical, our qualified electrical inspectors will provide efficient and reliable electrical testing for landlords, offering a landlord electrical safety certificate cost that’s affordable and dependable.
